First of several new restaurants opens

The Seaside Grill located at Harbor Landing on Harbor Blvd. has just opened. This is a charming Persian restaurant. The owner has done a wonderful job with the decor. It is all new and what great food! A definite asset to our harbor.

Seaside Grill is open 7 days a week from 11 AM to 3 PM for lunch and from 5 PM to 9 PM for dinner.

Liquid Natural Gas Cabrillo Port off the coast

It is being proposed that we build a port 14 miles off the shore of Ventura County to provide natural gas for California. It is expected to be on line by 2010 or 2011.

California produces only 15 percent of the total natural gas we need to operate our businesses, warm our homes, feed our families and get us to work everyday. Widely used throughout the world for decades, liquefied natural gas (LNG) imported through Cabrillo Port is a reliable option to help address future natural gas needs here in Ventura County, and California.

Cabrillo Port converts liquefied natural gas back to natural gas on a floating facility far off shore. Only natural gas comes ashore via undersea and underground pipelines. Using existing right of way the Gas Company will bring it to its network of existing pipelines.

Find a REALTOR Who Knows the Neighborhood

I have never understood why people don't do their homework and find an agent who knows the area.
I bumped into a concept the other day that floored me. Basic rule of salemanship #1 says never let an offer die for lack of a counter offer. In short, we got a low ball offer and we countered it, with a very reasonable counter, not a High ball or $2 below asking. We got the response "we are not close enough". They made an offer 25% off of asking price!!! When you need solid experienced real estate representation, find a broker who knows the country...not your sister who is in it part time.

New Construction at the Beach

Mandalay Shores
  • North Shore at Mandalay Bay will be located at the corner of 5th St and Harbor Blvd
  • Casas de la Playa will be at the corner of Terramar and Little Harbor Blvd.
  • Sand Dunes on Harbor Blvd just south of Wooley Rd have just been fenced off in preperation for new construction
  • Two New Sites being developed. These were 2 drilling sites owned by the oil company. They are located at Whitecap and Wavecrest and Breakeers and Reef.

Casa Sirena Hotel

Take a look. The North building of the hotel and old Conference Center is being rebuilt. The Conference Center is completely gutted and a major portion of the hotel as well.

In the not to distant future we will have a new hotel in a wonderful location in the marina.

Property Taken by Eminent Domain

Ballot measure proposed to combat eminent domainA group called the California Protect Our Homes coalition announced that it has collected sufficient signatures to qualify an eminent domain-related measure for the November ballot."Property owners across the country are ready to take matters into their own hands," stated Mimi Walters, the state chair woman for the campaign, in an announcement this week. The proposed initiative will reportedly amend the state Constitution to prevent government grabs at private property to boost tax revenue and "will also ensure that property owners are justly compensated if the government devalues property through regulatory action," the announcement states.The proposed language states that "all property that is taken by eminent domain shall be used only for the stated public use," and the proposed language also defines "public use" as not including "uses that are not public in fact, even though these uses may serve otherwise legitimate public purposes."A separate, Chicago-based group called Americans for Limited Government is reportedly working with local groups in California and seven other states to strengthen homeowner defenses against eminent domain actions.–Glenn Roberts Jr., Inman News

Fisherman's Wharf

Major changes to watch out for here at the corner of Victoria and Channel Islands Blvd. The developer of the center at the time of this posting is proposing retail on street level with condominiums and apartments above. The center will be expanded to the current boat launch area on Victoria.

Casa Sirena Hotel

Expect great things!! The old Casa Sirena Hotel, Bud Smith's gem in the center of the harbor on Peninsula Road has been sold to a Texas company. There will be two hotels. The smaller building on the North side will be a Hampton Inn. This should be completed by the end of 2006. The older larger building at the end of the peninsula will be undergoing a major remodel/rebuilding project. At the time of this post, it is expected it will be a Hilton Hotel.

Seabridge Marina

The master plan that was approved in the mid-1980's, when Harbour Island was approved and built, is now being developed. Westport at Mandalay Bay is all sold out and resales are taking place, WhiteSails is nearing completion, and Seabridge, which will add another 120 waterfront homes to the harbor is in the development stage. Due to governmental and environmental restrictons, it is unlikely that more boat dock homes will be built in California.


Seabridge, at the corner of Wooley and Victoria will be a gated community offering a clubhouse with fitness center and pool for the residents. The first phase of homes sold out in late March and the second phase was released in early April. The second phase sold out immediately. Prices for the Port Provence homes on the water ranged from $1.2 - $1.3 million and the larger Port Haviland homes range from $1.4 - $1.5 million. The next release of the Port Haviland series will be Phase 3 and 4 on Hemlock Street.

Seabridge will also add about 20,000 square feet of retail space, which will include a Vons Life Style market, a Coffee Bean & Tea Leaf, and the new Re/Max Beach/Marina office.
